In my state, you can have MLS access without a license, you have to be an assistant to a licensed broker and are not allowed to negotiate or discuss the details of any properties or contracts with potential clients.

He assisted us on a rather complicated 1031 lately that set up similar to your scenario.Secondly, if you are buying in Columbus, I would move carefully on the drop down LLC.
