The apartment industry is robbing these kids and we think we can do better by offering single family condos at a better price with a focus on converting them to long-term tenants.

I recommend targeted lists of motivated sellers.That said, Melissa Data has a CRRT look up by zip that has # of apartments vs # of residents along with average home value and average income.

I have a bit of personal experience with 2 SFRs under my belt and my full time day gig is at a property management company, managing large apartment complexes. 

If there are pieces that are already falling apart, then your best choice is to put vinyl on top.
