I would do a lot of networking and be aware that most people you interact with are looking to make money for themselves.

Typically I this would require  3-6 month vetting process with multiple interactions references and past experiences.   

Being able to demonstrate positive cash flow with little to zero interaction with tenants, in your scenario, is key though.
