The extra rent lost due to prolonged non-payment while waiting for abandonment to run it's course may be more expensive than a flat-fee, no contest eviction.Bottom line is this: failure to follow the correct procedure could, ironically, make you liable to the tenant.That is not harsh: that is just one of the (many) dominoes that fall when someone commits a crime.

With $3500 in gross rents I would run analysis using a flat number such as $300 a month for cap/ex/maint/repairs.

This can be as simple as one person or company lending money to the investor for a flat interest rate, interest and points (like the hard money scenario), equity share or as complicated as a combination points, interest and equity share.Using private partners is also an entire training class all by itself, but at the bare minimum we want you to make sure if you are using a private partner that you both agree in writing before the transaction to all terms and a definition of profit if you will be splitting profit.

out our way those that want to be wheeler dealers in real estate and are licensed .. simply go to flat fee brokers who allow you do do as many transactions as you life for your personal stuff.. and you just pay a flat fee for the year and usually hundo or two hundo per transaction.the bigger shops usually frown on this activity.
