Again, I don't want to be the "stereotypical" sleazy landlord and gouge people by charging for things that were not their responsibility or overcharging for repairs, but I don't feel asking to be compensated for my time to take care of tasks they should have is unreasonable or sleazy.

I follow the "getting things done method" which basically is:Keep a to do list of every little thing you need to do - so I add to this based on emails/texts for the dayAnything that takes just a few minutes I do immediately, and cross them off the listPrioritize my to-do list by most important tasks and block them off for the dayCertain days I am more focused than others, and when I am not focused I don't work unless I have to.
