I truly believe that I can do achieve  by real estate investment.  

Any advice on how I can still achieve my goal or is it unrealistic at this point?

In my market there is a little need for it, but you can achieve getting $200-$400 more per month because the place is furnished.

After inspection and understanding the goals for the seller, we were able to negotiate the price back down below list and still achieve some concessions, while also resolving the zoning issue with the city and confirming clean and safe conditions.

Now it's time to rehab, optimize rents, and refinance! 

I really like the Rustoleum door paint - oil based - I have had to thin it a bit to achieve a reasonable working time though.
