There are different places you can run data to be able to get a better idea if this will work, but the property needs to be nice and also in a good area at the end of the day.

  $100M was written in the lease by previous, well-experienced landlord and assigned to me at purchase.In my research, I have had a difficult time trying to nail down exactly what the premium difference may be from $100M to $50M but with the recent surge in prices, the best data I have so far is in the range of $750~$1k per Million of coverage.... so anywhere from ~$40~50k/year. 

Try to collect utilities data, insurance, taxes, repairs & Maintenance, reserves and annualize these.

Go the extra mile and review the data.

Their data isn’t great for that. 

I see people who make short term gains but over all, out of that one thing they feel they have achieved they wind up taking 15 steps backwards.

In the last few weeks, the market has achieved a relative stasis point in terms of sales to inventory.

It's based on zoning, use, sq ft and largely driven by sales data.
