You may find 40-50k SFR's in the west side or Maple Heights that rent for $900 per month, or a double in Old Brooklyn for 70k that rents for $1300.You're looking at C grade neighborhoods in the areas mentioned above.

@Bill Gulley  In most parts of the rust belt or mid west to deep south new construction is a non starter.. existing stock can be had for 50 cents on the dollar of new construction.. this only works in regentrifing specific blocks or neighborhoods.. and if you have those you have the cashed up builders to compete with..

Hi my name is Travis Bruce, new to the forum, working on my first remodel in West Seattle Junction area.

Down town is a good neighbourhood and the most expensive of jersey city neighborhoods.Jersey heights.Heights is a ok neighbourhood and most likely the second safest JC neighbourhood.I have seen new constructions and updates in west side area but still may not be a very good area.Greenville is relatively inexpensive and can offer good cash flow but not a very safe neighbourhood.Hope his helps.Thanks,Vijay
