I work with and represent alot of private/hard money lenders, and unfortunately I am seeing more and more stories of people saying they paid an application/lock fee of 5-15k and the "lender" simply ran off with their money.

That is like saying that should I buy a mcdonalds or learn to be a chef simply because they both deal with selling food.I am reasonably successful at buy and hold but have struggled to do flips with a similar level of success. 

Sounds great, lol, but for most who invest remotely that is not realistic .. this is hardly a blind investment, it is simply one where PM has stepped out of bounds even beyond what I believed .. homework is done, like I said above. .. not worried about the result, because the home is in good shape ..

What blog posts and Forum posts to get a basics then depending on your path, what information you should know or is it simply get the book on flipping, wholesaling, BRRRR, etc?

It does no good to place capital with a sponsor who has a project with an attractive pro forma to find out later they can't be trusted, or that they simply don't have the experience needed to execute the plan for the deal.
