If you have never done this before you may want to hire an architect who has done this before to help you navigate it and keep the contractor honest.

kind of like Shark Tank to many other markets that are easier to work in.if you think you can resell easily you can ask for more EM to extend and see what they say.. or just tell them if it does not close on Friday you not going ot sell it to them
