Insurance on them and proper work gear gloves , boots , and safety glasses at minimal.

FWIW, the proper place to have attempted xfer of maintenance is in the option contract not the lease, but don't recommend it.Good you didn't mention rent credits.  

Also something to be aware of in the District proper is sort of the zombie foreclosures and ones that the bank have not filed all the paperwork for.  

Also, consider that if you’re properly using asset allocation, you’re not going to drop your whole nest egg into one project.
