I wanted to wholesale first while Im working on getting my RE liscense but like I said previously it's harder than what it should be to find private money lenders finding motivated sellers isn't my problem at all.

It seems the second mortgage holder should be VERY motivated because unless he pays off the first lien his will be extinguished. 

I have nearly no capital or experience with investing, What I do have is time and motivation.
