It would be nice if Podio/Insightly had this feature, but if you're like me who's old school and prefers to answer emails in the traditional manner, then this isn't a grave concern for me.

The owner needs to send a 3 day notice in the proper manner and after the expiration of the 3 days, file an eviction in the proper JP Court in the county.

It was a miracle that I was able to get into it, an old assumable bank loan and owner carried the rest.  

We did our first flip in early 2017 using all of the cash we had saved (around $85k) and a seller carry of $27k which we had to pay back after 3 months.

You have to know if the box can carry the load.

I know it is much easier if someone has a lower credit score/down payment but I havent read much about conventional loans effectively acting in the same manner so it has me wondering...Thanks in advance (again)!!

Sadly de facto white-collar crime is pretty much perfectly legal if perpetrated in a cleverly slick, superficially compliant manner.
