I went light on the vacancy rate (5%), and the usual 10% for CAPEX and 10% repairs (old building) and 10% PM, less the property tax, common utilities, and insurance.

@Joshus Light just keep them on the car, there is still advantages to having them, if I go and look at a property and want to view the outside before I call my realtor I don't have to worry about being bothered with someone calling the law.

When I was a police officer in SoCal I used to hop out of my black and white at red lights all of the time, tear down the signs, throw them in my back seat and be back in my car before the light turned green.

Here is what the "rules" really mean:2% - Your milk isn't as heavy, tastes like the dairy version of light beer, but you can get used to it.50% - The percentage of people, so I'm told, that drink 2% milk now.70% - The percentage of increase over the last 5 years for those now drinking 2% milk...again, so I've been told.Bottom line is this.

The mentor mentioned BP and the light apparently clicked on for one of the newbies and she said 'I know that guy (my mentor) at the next table he is on BP."

I suggest you bring the issue to light by contacting one (or more) of the following:Real Estate attorney that specializes in HOA law (to potentially sue the HOA)Local newspaper investigative reporterLocal TV news investigatorsOffice of the Ombudsman for Common- Interest CommunitiesCommission for Common-Interest CommunitiesI particularly like the locals news investigators because they would handle all of the work, benefit from it, and help bring it to public attention, thus helping others and the community as a whole.
