The seller (also a local agent that sold his home himself) disclosed there was a roof leak and was fixed in July 2023.

That will fix his wagon.I see two problems:1.

It is FSBO, owner is old school and simply looking to get rid of the headaches associated with being a landlord and fund his retirement.

(No kids, excessive debt, responsibilities that come with age, etc.)By the time you reach 21 onward your experience level will be that of a budding pro when others may not even have begun which would be incredible for you and would carry a lot of momentum.My biggest advice in the wholesaling world would be find someone who is doing it and doing it well, ask them to bring you on for free or very minimal pay and absorb all of the knowledge in return for time and effort.

I joined BP back in 2023 and haven't done anything in real estate due to family responsibilities with a parent and kids.  

He handled the land contract and the foreclosure and then he ran for judge and sold his practice.
