You obviously bought a good investment and are doing a great job tracking and analyzing your progress.

Currently work in Operations management and I actually bought and flipped my first house early this year.

Over the course of buying 2000 homes & apartments I've bought many properties in poor (D class) locations.

That way we would have the time to get someone else in on a lease option after we bought something else to live in, and have a margin in the rent to make a monthly cashflow. 

Bought the land with cash and have 70k into it to this point.

I bought a vacation home in Wisconsin and asked the agent for a local attorney and she said 99% of deals in that market are sold without attorneys.If you are confident in reviewing your own contracts I don't see why you couldn't close without one.
