Flipping/rehabbing is a job, and often is closer to speculating than investing - don't be "house horny" and attracted like a moth to the promises of get-rich-fast schemes of shiny flipping promoters.

@Gary MillarAs long as your numbers are correct and the property is valued correctly I’d say the numbers look promising .

I eventually settled with my roofer who did a pretty decent job on the roof, to help me to GC the project and promised he could tackle it within my budget.

With that said, you guys are off to a great start and it's looking promising.

But, I promise your insurance company has an aggressive breed clause for dogs in your liability policy.

That last approach is not the same as a promise or agreement on your part, and perhaps (depending on the language, etc.) its more of an articulation of cause and effect rather than agreement and default.

What's happening is I am trying to evaluate deals with the MLS listings (dozens at a time), and then when I send her a property that looks promising, she gives me mysterious replies like, "You're getting closer..."

That additional expense can make a promising looking investment unworkable. 

Even though I completed the application and got the credit card through the door as was promised, I never used it straight away.
