@Bob Romano I would make the tenant aware that the contact # is mutually beneficial, if something occurs that he and his spouse need to be made aware of, how would you be able to notify them,that's just 1 aspect, also their payments need to be on time if not you'll have to charge a late fee, that communication between landlord and tenant should always be positive and that you don't intend to call and harrass these people only to have open communication to maintain a safe environment.

I can respect other's opinions and beliefs and would not confront anyone based on what they believe in, but I would never do any business with people who think their personal beliefs and opinions must be shared in business environment

Thank you Don, compliments will always get you a vote of thanks, but Don makes an excellent point that is really missed, IMO.Instead of new investors or paper brokers starting out with systems and trying to find out how to find notes or where to sell them, they really need to learn the business environment and the applicable laws.

Unless you bet very badly on the valuation you should be able to monetize without losing money fairly easily.For large loans you can still get non-recourse financing, but it is still very difficult in this environment.
