It should be noted that if you have a traditional self-directed IRA, you may end up paying more tax via this strategy than if you paid the penalty and then invested in real estate. 

The person running the STR *does* have skin in the game1) A deposit2) Furnishing (capex)3) A lease which they're personally guaranteeing4) Potential negative cash flow for x months till they're up and running with reviews.I've been tossed in the grease far more often by tenants who trash my place and leave with large money owned, breaking their lease, than via my STR partners who have a lot more to lose.
