Companies to use for this?

I mentioned this to the tenant and gave him notice of the higher rent. 

I am assuming this is the same person.I am trying to sell the property as soon as possible, however securing the property seems like a MUST (regardless of whether I finish the renovation or sell as-is).

In general it sounds like "help me help you" is the best approach, what else has worked for people as far as things to offer?

I really appreciate this kind of feedback and am likely to cut a deal with them to get it rented.

new to this and just looking for some advice guess i really i don't no where to start so any advice is appreciated bought my first house in may and thing seem to be going well so far its more of a boarding house / house hacking roommate situation with people i know for the moment plan on doing some things to up the equity but am limited on funds i know the neighbors house just sold for a bit more then i paid for mine so that's a plus and mine is nicer and in better shape i have almost no debt for the most part except the current mortgage on said house don't make much from my day job less then 3k a month after taxes and have good credit. i guess i just really need to know where to start should i be starting a LLC or something similar?

Are there other ideas to make this deal work? 

@Christine House This can be the downside with investing in properties that have a HOA (sometimes they have a max capacity of how many rentals can be within the HOA, what type of rental they can be, or they can cut off rentals all together at anytime)If you have family that lives in the area, that could be a better option temporarily until you move it on into something else that can work for what you're tying to do.
