I am purchasing a place that used to be an assisted living facility.

As I look at it .. there could be simple ways to "Spruce it up" and then there can be more complex ways.

I will be primarily wholesaling but I personally will be looking for Buy and Hold of single family and residential multi family units.

I wanted to operate and hold title in the LLC as much as possible to protect my assets but I feel like this is getting more complicated than needed.

I realize the true answer is "It depends" because each situation will differ based on the property, the location, the seller's situation, my situation, etc., which is why I ask about a standard/average deal.

It took her 8 months to eventually feel comfortable selling, and by that point, she only wanted to work with me because of the rapport we built.A quick 5-minute call every two weeks or so can be a good cadence.
