I've never dealt with banks to refinance before, but I'm confident that I'll be able to cast a wide enough net to be able to put at least 5-10 banks offers up on a spreadsheet and compare numbers.

I will have made a judgment.I have never had a tenant try to thumb his nose at me and work the system to stay in my property because they have pure and perfect faith that the only way I know how to deal with them is eviction, that this is the furthest extent of my ability as a rich white guy with a load of connections in the area I invest in to cause them grief in the world.

If it is a conversion, make sure you factor in higher utility costs (unless separately metered), higher vacancies, and longer time on market when looking at your exit plan.Also, If the seller wants cash, that may mean that the property would not pass inspections - so make sure you are very clear on the extent of any needed repairs/code issues.
