The tenants pay for everything but water and sewer which by records runs low of $74 to a high of $179 The loan I got was a 1% option arm and payment with PITI will be about $1270 Once side is currently rented for $850 but I think I can rent the vacant unit for $950.

They were doing the same to us, and I repeatedly called them & left messages and told them direct they better honor the contract-one companies contract read the anything over $300 in repairs had to be authorized-but charged us in 3 parts on one bill-$40 & $165 for two companies to do the same repair, and then a bill of over $800-pertaining to the water heater...well, they sent the bill to us like two months after the work was done-we had no idea, as they never ok'd it with us....I threatened to turn them into the BBB, and the Dept. of Real Estate-(they don't want any marks against their R.E.

I have also seen 400 units sell out in days and there is nothing but trees and there not starting for 2 years.....Just like the last deal I work on the condos were $170K with 20% down payment and all that was there was trees and no road, ele, water, gas and so on, but 10 months later the trees were taken out (price now 200K) 3 months later ele, water, gas are there(price now 214) now the road is in 1 month ago todays price $240K with 25% down payment at the end of the development the property will sell from $300-$320K all within 18-20 months.

I may be overly conservative, but I always try to look at a range of possibilities, including unexpected runs of below-average vacancy.
