Until a couple of days ago when I watched a podcast and found out that depreciation was actually manadtory ie the IRS will assume you took it even If you did not.

There's even some late investing strategies our clients use to reconvert to rental then sell later and buy passive 1031 opportunities to hold till death and the step up in basis.The key points to remember are that delay of taxes (paying homage to watching paint dry and the World Cup here) is still a very valid strategy. 

Watching new neighbors move in across the street from us, after the previous lady went through hell, trying to get her house sold -- she had not one but two sets of real bad tenants. 

Pay someone to sit in the parking lot and watch who is doing it.

If I go watch TV then I turn that minisplit on while I am there.

I already watch him daily on YouTube, have his Consortium, have read his books Strait Path to RE Investing and Limitless.

I’ve been watching their madness for decades-it seldom is a frontal attack on the masses but usually hidden in the details of some legislation. 

Definitely kids...police are 'watching', but nothing so far.
