The house itself isn't all that great, it's 3 thousand square feet, but nowhere near as luxurious as the rest of the homes in this neighborhood in terms of design; and I'm getting this for $1,250,000.

The tough part is the 1031. to buy great deal it take time waiting in the wings to strike. as far as financing I would work on relationships with small banks in the markets you want to invest in, probably on the commercial side of things, many wont like that you live out of the state you want to own in. so you will need to knock on a lot of doors.

We may have to move out of SF but would like to avoid that if we can.I've considered the following:1) Stay in our current 2bed/2bath as long as possible (likely 5 years max) or until the market softens2) Sell now, rent in SF, avoid taxes and free up gains for other investments and wait for a market to soften in SF or move out of the city in a couple of years if it doesn't.3) We'd love to keep current home as rental after buying new home.

I would just wait, it’s pretty fast after the exam and you might cause issues should you not pass the first time.
