I always like to think the reason is because they are on too busy on the phone taking money from other people.It is virtually impossible to know whether the person (or company) you are giving your money to will do a good job.

Look for meet ups in your area (virtual), attend free webinars, start reading as much as possible on any and all topics related to investing and real estate.

Virtually all investors started out with a FHA or VA multi-family house-hack.

COVID made home inspections harder and the tenant, knowing they were in trouble, refused to do virtual inspections so how was the PM to know?

This can actually work really well, with a brokerage that becomes your local 'boots on the ground', conducting virtual tours of the property, manning the inspection, assisting with any repairs and finding local vendors to assist with the property. 

Anyone plan on attending any real estate related events in 2021 (virtual or in person)?

The network tab will show you upcoming networking events (most are virtual these days).  

There is virtually no maintenance since I just renovated both units.
