No appraiser should accept an assignment where their compensation is based off of the performance or sale of the real estate being valued – this is a big violation of USPAP (which I am sure you already know).

On a case by case basis I have worked with tenants to allow them to pay off the last month rent in three installments, by adding an addendum to say the last month rent is to be paid how and when and is to be applied how and failure is consider a violation of the lease.I also have a standard addendum for early lease termination which is a penalty of two months rent, and if they do that I would take the SD and last month rent and call it even.

Remember if there are issues with a tenant, the recourse is to correct a problem and charge the tenant (home), a 'quit' notice concerning a violation, or terminate the lease.

The code enforcement officers might not care if the complex advertises a For Rent special, but if they put a Dunkin Donuts ad on their building or fence that could violate a local law of some sort regarding signage.
