Just insist that the deal take place in the US (that is where the property is, so it has to be in the US... e.g. recorded in your county) and that you can provide whatever the investor needs via the Internet and an Internet video conference.

Definitely agree with @Ibrahim Hughes and @Chris Elliott You can pick up buyers as you go via networking but your primary focus right now should be finding good deals...when you accomplish that buyers will be the easy part.

You would have to be an amazing negotiator to get the house for a price so low that you could tack on your wholesale fee and then still sell it to the end buyer for a better price than they could've gotten on their own.So, I would say you should focus on finding off market deals via marketing and networking.
