They had asked for 40 days from the beginning and we're pretty much approved by underwriter and just finalizing last steps with escrow/title on closing disclosures so overall we're in a good place for the close of the loan by mid week next week which is about 3-4 days prior to contract cut off of 4/19.  

Docs need to be issued prior to county approval.Also, I would never recommend anyone sign a contract without having reviewed those documents.

So be cognizant of that you may run up a deal and see where it goes but protect yourself for these things in case they don't close .scammers out there and there are TONS especially if they solicited you.... will usually hit you for more money right before close.. with silly requests.. like Mortgage insurance or some other fee prior to funding.. then you pay it and poof they are long gone.But anyone soliciting you for funding is not a private lender that is someone holding themselves out as a lender... so your free to try to get info on who they are etc etc.

An HOA disclosure is to be provided to you with your offer or before and you would be provided the HOA documents and budget prior to closing.

Prior the SS rule requires that current rents on all units had to equal at a "min," be equal or greater than the total monthly PITIA (prin/interest/tax/insurance/assessments - includes monthly MI too).

I'm hoping to do some syndication deals in the next 6-18 months in my market and see building one from my prior deals and current prospective deals to secure more investors.
