I upgraded to Plus on BP yesterday to get unlimited calculator uses, and I am dreaming of cash flow.

We install stainless scratch & dents in the kitchen (got a $899 Bosch dishwasher for $236 only had an easy repair broken/bent hinge) & it's amazing how much it's appreciated by the incoming tenants.

It costs the same to fix a broken pipe, unclog a drain, replace a furnace, paint or re carpet a house that rents for $650/mth as it does one renting for $800/mth.

But if a boiler is in good working condition, I find it's best not to try and fix what ain't broken.

That being said - Nashville is a more typical city, centered around a downtown, broken out into distinct desirable and not so desirable neighborhoods.

All the upgrades may have cost me $2000, but I'm getting $400 more per month than everyone else in the area.

You need a portable alarm system from simply safe.No hard wiring ,no drilling into walls,100 percent transferable from property to property,and they scare the heck out of squatters and thieves.You should also upgrade the door locks and window locks as well.Put alarm signs all over the front of a the property and their is a good chance no one will even approach the doors to try to break in.
