@Austin Adams I recommend taking your time to explore the different areas and communities and refine your criteria before you pull the trigger.

I am finishing up my year end for taxes now so I am hoping to pull the trigger on something soon after. 

Also, the housing stock is extremely old, so I anticipate having higher CapEx costs.

I would be extremely cautious about advising them on how to do anything with their money until I had a proven track record of at least one decade's experience that includes a full economic cycle where the market rises, falls and recovers. 

I figured some of those traps were mitigated by the fact that I already have a tenant (who is great, BTW), but I definitely need to do some more research before pulling this particular trigger.
