Not all purchases and loans are perfect, and something can come up mid deal that will trigger your loan to be denied.  

I've considered them myself but I haven't been brave enough to pull the trigger on anything yet.

Is there any way to protect one's self in the event of a default on a seller finance note without triggering the original mortgage foreclosure process?

Frequent lurker but haven't pulled the trigger yet due to some other things in my life.

It would be great to get an idea so that when it comes I can pull the trigger withs one degree of confidence.

Since an LLC is an entity outside of yourself, I would imagine this would be considered a title/lien holder change, which could trigger the due-on-sale clause. 

David, a refi does not trigger a reassessment.

I wouldn't pull the trigger for anything less that 200 a door.. however, every investor is different.
