As a general rule of thumb you'd want your house to be situated in or very near highly trafficy area to generate interest and for an easier access for your workers and family members of your tenants.

I'm in Raleigh NC and the market here is pretty tough for getting positive cashflow.

With it not being your primary residence you will have a tough time getting residential financing weather it’s in a LLC or not, I’m going.

all states have training schools  try Pro schools they tend to be all over the place.Keep in mind its 75% federal test 25% state.. and if you have not worked in the conventional FHA VA type mortgage field its a pretty tough test for us HML ers..

Hi @Clayton Casey. it can be tough to find a legitimate agent as many are familiar with it but not really experts.  

It's a tough road, but it does give you the benefit of seeing everything your local MLS has to offer.
