I wanted to wait out the winter to start on any repair projects but now while getting other quotes, I think the initial quote was very much under what I may be looking at to pay.

I was originally just considering converting my IRA to Roth while it still makes sense with my income and current tax code before thinking about real estate. 

I thought I'd light a beacon so to speak to see if any investors/ landlords (and those thinking of becoming so) would care  to meet up as a group for coffee once a week.

Why do you think purchase contracts are so long and have such small print?

If you aren’t an experienced investor, most bank will require you to hire a professional pm company to oversee and manage the daily operations of such.Do you actually think that the PM company could afford to pay a manager out of the 4-6% they receive???

Yes, technically you have to have the contract, but really when do you think a commitment can be assumed?

I want to mention one additional thing that I think might guide in the future. 

You could have your Nevada vacation home there :)  I think STR is oversaturated in Vegas so maybe MTR to traveling business people or LTR.

Also, I think people "Entertain!"
