They tend to be slower to appreciate and HOA fees tend to rise faster than rents reducing annual cash flow.

@Pat L.That is my long term goal , in our area the market is starting to slowly rise .

With the nations 2nd fastest rising rents this year after Phoenix, all the better. 

I think prices will rise for awhile before it crash again.  

As a rental you're not worried really about how much the home is worth but how much income the home temperatures.

As insurance underwriting get's tighter on margins and customer demand for a low-cost policy rises, we are seeing an increase in basic form policies being issued. 

Charlotte has been level for me, but I think it's starting to rise because I'm getting letters from wholesalers.

I guess there is an advantage to having long winters with -30 temperatures and lots of snow .. all the moss on the roofs has to start anew each year ;-)
