Set up some calls and find the ones that are experienced, personable and fit your needs.

I own only one SFH and have about 45% equity into it, do you think if I called around enough somebody would work with me? 

I bought a couple of lots in a tax-deed auction, and when I went to sell them a year and a half later, I found that all the title companies I called have new policies that require a person to hold the property for 3-5 years or more before the title was regarded as clear.

They actually declined me at first, but I received a call the next day saying that they could do it.

I do several flips at a time, so it is very efficient and I don't have to call the insurance company every time I buy or sell a property.

Call it a hunch, it's not like I do mortgages or anything.

I pull a credit report (MySmartMove) and call to verify all references.  

I don't even think they have anyone working there as we've never got an email, call, or mail back from them..

Most investors want up to 125k price range with an arv of up to $150ish...If you like, give me a call to discuss, and maybe we can set you up a search such to where you are notified immediately if properties come on the market and then if you find something we can go look at it for you...
