What is the most effective way you have found to get quality leads?

I was just looking for some input on how a market crash would effect a BRRRR property if that were to happen.

I have two homes, both with basement suites, and have three of the four spots currently rented.

During that time, while house hacking, I am basically paying an effectively higher rent for my own unit, which I am happy to do in return for the personal value I will get from being able to house hack in a neighborhood I enjoy living in. 

I don't think I'd want a one-4-all and would be more cost effective to have a tile guy, kitchen guy, floor guy etc.

Real estate is a get rich slow game so I wouldn't focus too hard there on trying to increase your income in the short term because it likely won't be effective. 

I have some physician friends, for instance, that invest through their LLCs to protect against claims in a malpractice suit.  

In addition, they have ripple effects on other fixes throughout the structure including plumbing, drywall, doorways, etc.

Would it be more effective to buy a property off of the property tax auction instead of purchasing a property off the general market when applying the BRRRR Method ?

How will it effect the others credit scores if the HELOC isn’t payed on time?
