@Kevin Agunbiade When buying 3-4 unit MF properties using an FHA loan, you'll want to make certain the property passes the Self Sufficiency Test, which is that 75% of the market rent for the 2-3 units you will NOT occupy will be sufficient to pay for the mortgage payment.

Not sure if you plan on using FHA or conventional financing, but FHA will require that a 3-4 unit property is self-sufficient, meaning the income from the property will cover 100% of the monthly principal, interest, taxes and insurance.

If the answer is that they just want to make sure that the things in their house work, they have 3 months left on the builder's warranty, that combined with the fact that another buyer has lived there for 7 months already should be sufficient to find the issues.
