I have a 1500ft^2 student house where I consider the utility bills to not be high ... average is ~150$/month (much of that is hot water), highest was $248 (cold enough that the auxiliary heat was on a lot).

I'm wondering if any of you have done this before or participated in the process and if so did you still get objections from the buyer even though they would still get a steal of deal even with that fee plopped on top?

Thanks for the reply @John HornerI'm looking to increase my buy-and-hold portfolio (preferably with MF and/or off-campus student housing, but open to SF as well).Would eventually like to get involved with some syndicates- I'm still learning more about those right now.Really just started getting serious about real estate within the last 8 months, but have some investors and am working on getting connected with a property management company soon hopefully.
