It’s a modest home, and we aim for broad appeal with a neutral, updated look that attracts a wide range of buyers.

The main house has a pool, so it adds complexity because of the increased water bill.I have though of two options, one is to make the main house foot the bill, but that will surely cause me issues down the line when they start questioning the use of water and electricity of the other tenants.The second option I thought of is to include all utilities also for the main house, so me footing the entire bill.

My question is to people who has flipped houses or know how it works, assuiming I get a house that needs some work in order to make money and resell i have to renovate it nicely but I dont have any skills nor knowledge how to do remodel and I would have to get contractors to do it for me and they are not cheap at that point i would get contractors to do everything and will i make any profit after selling the hosue? 

My property manager is declining to provide a receipt of the repair that he/she conducted.

Furthermore, they will pay the monthly rent to my company regardless of occupancy, so the 5K/month is assured.

I'm New to real estate investing and we are looking to buy our first investment property in the coming months/year.
