Aim for a $75,000 ARV to play it "safe".As far as private money you would probably have to find someone local that knows the area and wouldn't have a problem taking ownership of a property like this if things go sideways.My guess is you'll have a tough time finding an individual that wants to loan on it.

I could understand if I was looking for hard money or private lenders but I figure if one bank would approve a conventional mortgage on a property most other banks would as well at the same or similar terms right?

You have to read a set pf plans to answer the questions, etc....And if/when you pass, you'll have at least 5 years of paying dues and losing money before you're any good.
