Whatever your number, just make sure to play the game smartly and keep 3-6 months expenses (I prefer 6-12 months) for each individual home so that you can sleep well at night in the event that something happens.

Honestly, probably wasn't a smart investment.

If you can get into something like a value-ad duplex in Longmont or a 3-5 bed SFH in Gunbarrel/Martin Acres/Longmont/Lafayette for example and rent rooms to friends, I'd say you're making a very smart move.

You would be smart to not put an extra dime into this property, leave the tennats to pay the mortgage and sell in a few years before the expences begin to roll in.
