I'm looking to do a direct mail marketing campaign or skip trace and call around but im struggling with where to find the list for properties of that size.

My recommendation based on my client's experience and the size of your conversion is to make this a cheap date. 

Just not sure that I have done enough of this to really provide adequate sample size for FB to work its magic.I agree with you @Ryan Ray that it is easy to over define an audience.

Either you or your Realtor® should undertake a CMA, Comparative Market Analysis, to see what your neighborhood says about like houses in the number of bedrooms, style, age, size, and condition.As an added note, for a room to qualify as a bedroom, it must have more than one exit i.e., 2 doors or a door and a window.

We can apply for variances but they are tough to get because of parking, lot size & more stringent code required unit size, egress etc restrictions.

In my area, any new construction is going to run about $120/sf at minimum, so if you are adding on a master suite with a nice size bedroom and bathroom with a walk in closet you would be adding about 500 sq ft.

This is why there are particular situations where a landlord can reject an ESA.First – if the animal is too large for the accommodation size.

They custom builds can be really nice though, especially with a pool and a good sized lot. 

No other home in the area from what I can see is similar in size.
