Direct Mail competition 7 other investor letters approx. to absentees, no other bandit signs seen (cities very actively shutting down), large pool of houses overall.I mainly need general direction advice, I feel pretty confident in researching how to implement different strategies well, but had a general marketing plan that now seems to be struggling and moving much slower than anticipated.

Not business size, It should be in an invitation size envelope with the back flap tucked in instead of being glued shut, no return address on the outside of the envelope, they have to think the letter is from aunt Grace or someone they know.

However one things certain one can mitigate all of this by simply taking title buying the asset then reselling the asset... no argument from anyone there.. where wholesalers or flippers or what have you get heart burn is this adds costs and they don't want to pay these extra dollars to be compliant.. they would just rather do what they do because no authority has shut them down or what have you..

Sometimes it's better to keep your mouth shut, plead ignorance, correct a matter if needed and move on.Sorry, back on topic, 5% interest currently would be a "fair" rate and your real cost is one minus your tax rate times the interest paid, might be 3.5% after taxes.
