Not sure what the one for MAC is called but the PC program is Windows Movie Maker.Sony Vegas is easy to use and the cheapest version can be had for under $100 if I remember correctly.Now if you don't want to do the editing yourself, before hiring a professional.

Initially I was thinking Office 365 would allow me to have my Outlook .pst file in the cloud so I could access it from any computer from anywhere, but now I'm not sure it works that way.Also, I saw somebody with excel 2013 the other day and it looked more smooth and pleasant to work with, nothing fundamentally different however.Also, If I went with Office 365 I'd never have to even think about upgrading again or buying a new version of Office for every single computer.

When I rolled my TSP(military version on 401K) into my pre-existing ROTH I just claimed the amount as income and paid the taxes so the rollover itself went 100% to my ROTH.Sorry if I missed that above and you already stated why you have to distribute the funds.

You've got 14 days to float the cash.And if you don't escrow, you on pay twice a year, here it's June & September so even more of a float.I guess we all get nervous because a lot of renters have sub-par credit scores.

Haven't used it myself but I did run a test and it will give you a credit score, criminal background check, and eviction history (I think).

@Rich HupperWhat I suggested above was to simply convey a concept of shared title interests, it's not really a first-second position but shared, sorry to confuse you, it was the short version to illustrate 2 parties having legal rights in title.

Ok, as a revision to my previous post, I have never had to evict a tenant in 16 years, so I guess having to do that would score as the "worst tenant ever".

If this community feels that there are pain points in the property management software out there and is willing to provide desired requirements to ease the pain, I could consider putting the software together that would benefit most as long as there is enough support :)If this concept generates enough interest, we could probably start by doing a google hangout to showcase what I have now, while gathering your feedback to tweak the process so that we're all in the same page before developing the first version of the webapp(not google sheet).
