When were the major systems and structure components updated (HVAC, roof, electric)Once you answer those and are comfortable with the answers from the other guys questions, you should be good. 

It was built in 2018 so brand new and we still have warranty on a majority of the house (siding 10 year, roof 15 years, foundation 15 years).

I'd be happy to speak with you about the aspects of buying an STR, as well.Of course the Pigeon Forge area is well liked by investors for STRs. 

For example we have one flipper that likes 3 bed 1 bath cape style houses where the roof needs to be replaced.

The value add deals are ones that will make you are great return on your money, the value add ones are the properties that you add square feet that no one else sees (adding 200 square feet in a patio that already has a roof over that patio), adding an ADU, adding another unit, etc. 

But even without that, appliances break, HVAC will need replaced, roof, etc.

I believe I understand the financial aspect and the minimum price range of property that I need to purchase in order to qualify for this 1031 without getting taxed.

Also afraid we won’t ever be able to afford another place with the way property has shot through the roof here.
