I'm a US citizen but currently living in Israel, and I'm in the process of purchasing a property in Columbus Ohio.My plan is to do some rehab and therefore I want to take a hard money loan which will cover 80% of the purchase price and 100% of the renovation.While talking to the title company, they said there was no problem with me signing with a remote notary.But, the problem is with the lender who requires a wet signutre, and has given me the following options:1.

The issue I find is that when I go to list my units, which are clean and moderately upgraded apartments in Little Havana and Allapattah I literally have 70 applicants in 24hrs via facebook marketplace or through the apartment rental platform my property management software interfaces with (like Apartments.com etc).So when I have 70 people lining up with first, last and deposit with no other middleman or agency impeding the process or requiring inspections or causing delays or requesting additional paperwork be filled out where is my incentive to go the section 8 route?

For anyone who may end up reading this, as a follow up, (1) auction.com ended up not requiring the full $2500 deposit, since my purchase was less than the deposit requirement. (2) It took about 2 months to get the deed, because CHASE had a pre-foreclosure on it at the time of the auction, and so they formally foreclosed and then eventually got the deed, which they then eventually signed over to me.

The way Avery Carl (the author) and the podcast guests describe it, managing an STR seems quite straightforward, though I'm aware it requires significant effort to be successful.My plan is to purchase a property for under $400k, make a 10% down payment, and self-manage it as an STR.Living in San Diego, and given the real estate prices in Southern California, finding a profitable STR locally seems challenging.
