Is there a program that tells me currently leased long term rentals?

Hello! I am an investor and an agent. Where we live, most people do not go through our MLS to rent out their homes. Is there a program property managers use to find out what houses have actually leased for? Unlike a purchase/sale, it is not required that this be reported anywhere and zillow doesn't give already rented properties/prices.
