thanks Matt,As you probably see, I am new to real estate biz, I spent 12 years running product team in the software company which built POS solutions for retail sector.So RE is my next venture, and from what I see so far the name of the game today and for years to come is choosing right technology and marketing tools.So it's tough with out experience in RE to define all systems and processes, I am beginning to understand the theory and systems on the high level, but I am sure once I actually spend sometime working it will be much easier.I feel like the best thing to do at this point is to focus on basics like CRM and print, emai, text, social marketing campaign automation, once those things are in place and work smoothly, will be able to proceed to stage 2,To be frank, I am looking to learn this business and then comeback into software sector in RE segment, lot of good tools out there but as usual - lots of gapsI will be happy to keep intouch and colobirate on these topics

Do you know of good, reliable property managers in any of these areas?

Can anyone suggest a licensed and insured drywall/finish plaster company that they have used in the past that is reliable, does quality work and whose work you can vouch for?

As much as I dislike when a mortgage is NOT the solution to a problem, that's probably the right choice in this case. :)

Please do not consider this a long term solution. the take will not leach or process waste it simply holds it until you have someone come and empty the tank. 

Honesty goes without saying, but what active flippers value is reliability, consistency, speed, and as much money as they can humanly get per deal.Active flippers eventually run out of money and look for a highest LTV loans they can find.

Hello,Well I'm stumped, and am a bit dumbfounded I'm not finding a clear solution to a cheap/affordable solution for a tub/shower surround in my current investment property.When demo'ing the bathroom, we pulled out an acrylic (5 or 6 piece) tub/shower surround, pulled out the old drywall, installed new Den Shield, and then planned to buy another acrylic type tub/shower liner/surround.

The banks where we live (Downstate NY) will not lend on properties in Buffalo.The financials on these properties is excellent.Does anyone have any solutions to our problem?
