For me, even if the seller is an attorney, I wouldn't let them draft any conveyance to me or even hold my deed until its been recorded and assessed. 

If a search of county records shows a mortgage on the property, get a printout and send a copy to the mortgage company.

Make sure you get all relevant documents prior to close including move in pictures, catalog, tenant applications, contact information, rental certificates, and maintenance records.

I'd also be going through the county clerk records to find any pre-foreclosures with equity or tax deed sales with equity.
